Berkley Zoning Board Grants Parking Variance for Coolidge Highway Salon

BERKLEY — May 9, 2022 — Berkley's Zoning Board of Appeals voted 6-1 to grant a parking variance for a proposed holistic salon and day spa at 3020 Coolidge Highway. City planner Megan Minock told the board the roughly 54-foot-deep lot — reduced by a 2015 lot split that severed its rear parking area — cannot physically accommodate the three off-street spaces required by city code, leaving the building effectively unusable by any commercial tenant without relief. Applicant Takisha Dubose, a Detroit-based operator since 2002, described a strictly appointment-only practice with at most three employees including herself and a maximum of six clients per day. A motion to table the case pending research into a possible shared parking agreement with Vibe Credit Union failed 3-4 before the board approved the variance with conditions: two bicycle racks on site, employees parking in municipal lots during business hours, operating hours capped at 9 a.m. to 6 p.m. Monday through Saturday, appointment-only service, and no more than three employees on site with customers — restrictions that run with the land. In a separate unanimous vote, the board approved a pole-sign copy change at 28105 Woodward Avenue for tenant Health Call of Detroit, whose general counsel Sarah Zertes said outdated signage directing patients to a former sleep clinic had become a daily disruption to secured administrative operations.
